The big shed (with access from Collier Street) appears to be on the property, is it part of the rental or could it be?

The shed is not part of the rental, it shall remain in the possession of the owner of the property for his own storage purposes.

When looking at the property from the property’s Barwell Street frontage, will I be expected to maintain the back right hand of the property?

Tenants will not be expected to maintain the back right hand corner of property. That is where the septic tanks are. The area has been fenced off for two reasons. Firstly, to the limit the possibility of someone breaking the lids of the septic tanks by driving over them. Secondly to section it off from the property.

At once a year the owner will send someone to maintain this area.

Under the main roof there is a room bigger than most king size bedrooms, could I use it as a fourth bedroom or as a second living area?

The first owners of the home had this room added on, for the sole purpose of housing all of the home’s furniture, to make the rest of the home rentable while they travelled around Australia. As such its intend purpose is as a store room and I suspect it isn’t built to the same specifications that the shire would require a “habitable room” be built to. As such neither the property owner nor any representative makes any representation as to the use of this store room other than the purpose it was built for.

Can the open fire place be used?

The open fire place does not work effectively. There is however a natural gas in the lounge area where someone could connect their natural gas heater to.
